To ensure that everyone enjoys their stay at Seagulls, here are a few guidelines that we ask you to please respect.
CHECK-IN – All guests must show a Photo ID and provide a credit card in their name.
NEW YEAR BOOKINGS (Dec 30th – Jan 3rd) – No under 24 year old’s unless accompanied by a parent. No group bookings. No check-ins/check-outs on Christmas or New Years Day.
GENERAL BEHAVIOUR
- Anyone behaving in a disrespectful, aggressive, or inappropriate way may be asked to leave immediately, with no refund.
QUIET
- 10pm Quiet in all areas, many adults and children will be sleeping, and it is important that everyone is ensured the opportunity of a good night’s sleep undisturbed by the noise of others.
- Anyone not complying may be asked to leave immediately with no refund.
ALCOHOL
- Seagulls Guesthouse only permits a low level of consumption of alcohol. ie: one or two social drinks
- no bringing large amounts of alcohol on site
- Intoxicated people will leave immediately by taxi at their expense, with no refund– at the discretion of management.
CHILDREN & EXTRA BEDS
- All children are welcome.
- One child under 7 years is charged NZD 20 per night when using existing beds.
- There is no capacity for extra beds in the room.
GROUPS
- When booking more than 3 rooms, different policies and additional supplements may apply
We reserve the right to decline any booking.
Cancellation Policy
We require a valid VISA or Mastercard credit card number, WITH FUNDS TO COVER THE TOTAL COST OF THE BOOKING, to confirm your booking with us.
Pre-authorization policy

The guests’ credit card will be pre-authorized prior to arrival. The amount blocked on the guests’ credit card is the full amount. The guests’ credit card will be pre-authorized before free cancellation ends.
The card is authorized, not charged, the total amount.
STANDARD BOOKINGS
- The guest can cancel free of charge until 5 days before arrival. The guest will be charged the total price if they cancel in the 5 days before arrival.
- No prepayment is needed.
CRICKET (Oct 3-5th 2025)
- The guest can cancel free of charge until 21 days before arrival. The guest will be charged 50% of the total price if they cancel in the 21 days before arrival. If the guest doesn’t show up, they will be charged the total price of the reservation.
- The guest will be charged a prepayment of 50% of the total price 21 days before arrival.
NEW YEAR (Dec 24th – Jan 3rd 2026)
- The guest will be charged 50% of the total price if they cancel after reservation. If the guest doesn’t show up they will be charged the total price of the reservation.
- The guest will be charged a prepayment of 50% of the total price after reservation.
PEAK (Jan 4-10th 2026)
- The guest can cancel free of charge until 30 days before arrival. The guest will be charged 50% of the total price if they cancel in the 30 days before arrival. If the guest doesn’t show up, they will be charged the total price of the reservation.
- The guest will be charged a prepayment of 50% of the total price 30 days before arrival.
PEAK (Jan 16-17th 2026)
- The guest can cancel free of charge until 21 days before arrival. The guest will be charged 50% of the total price if they cancel in the 21 days before arrival. If the guest doesn’t show up, they will be charged the total price of the reservation.
- The guest will be charged a prepayment of 50% of the total price 21 days before arrival.
ALL SELF-CONTAINED APARTMENT BOOKINGS (All dates)
- The guest will be charged the first night if they cancel after reservation and the total price if they cancel in the 21 days before arrival
- The guest will be charged a prepayment of the first night after reservation and the remaining amount 21 days before arrival.
No refund will be given after arrival should you alter your reserved dates or leave for any reason before your reserved departure date.
